1. Booking & Confirmation
All bookings are subject to availability. A booking is confirmed once you receive a confirmation email from Owl Lodges. By completing a booking, you agree to these terms and conditions in full.
The lead guest must be at least 18 years of age at the time of booking. The maximum occupancy for each lodge is 4 guests. Exceeding this limit without prior arrangement may result in cancellation without refund.
2. Pricing & Payment
All prices shown are in British Pounds (GBP) and include VAT where applicable. The nightly rate, cleaning fee, and any add-ons (such as the celebration hamper) are displayed at the time of booking.
Full payment is required to secure your booking. We accept payment via major credit and debit cards through our secure payment processor. A booking is not confirmed until payment has been received.
3. Cancellation Policy
We offer a flexible cancellation policy to give you peace of mind:
- 7+ days before check-in: Full refund, no questions asked.
- Less than 7 days before check-in: 50% of the total booking cost will be charged.
- No-show or same-day cancellation: No refund will be issued.
Cancellations must be made in writing via email to hello@owllodges.co.uk. The date the email is received will determine the applicable cancellation terms. We strongly recommend travel insurance.
4. Check-in & Check-out
Check-in is available from 4:00 PM and check-out is by 10:00 AM. Late check-out or early check-in may be available on request — please contact us in advance. A late departure without prior agreement may incur an additional charge.
5. Property Care & Guest Conduct
Guests are expected to treat the lodges and surrounding grounds with care and respect. You are responsible for any damage caused to the property, its contents, or furnishings during your stay. Any damage should be reported promptly.
The lodges are located in a quiet rural setting within an Area of Outstanding Natural Beauty. Excessive noise, antisocial behaviour, or any activity that disturbs other guests or wildlife is not permitted. We reserve the right to ask guests to leave without refund if conduct is deemed unacceptable.
6. Pets
We welcome well-behaved dogs by prior arrangement (maximum 2 dogs per lodge). Dogs must not be left unattended in the lodge or on furniture. An additional cleaning fee may apply. Please inform us at the time of booking if you plan to bring a pet.
7. Hot Tub
Each lodge has a private hot tub for guest use. By using the hot tub, you do so at your own risk. Children must be supervised at all times. The hot tub is maintained between stays; please follow the usage instructions provided on arrival. Glass is not permitted in or around the hot tub area.
8. Smoking
All lodges are strictly non-smoking. This includes e-cigarettes and vaporisers. Smoking is permitted in designated outdoor areas only. A deep-cleaning charge of £250 will apply if evidence of indoor smoking is found.
9. Liability
Owl Lodges accepts no liability for loss, damage, or injury to guests or their belongings during their stay, except where caused by our negligence. Guests are advised to secure their valuables and take reasonable precautions.
We are not responsible for disruptions caused by events beyond our control, including but not limited to adverse weather, power outages, or road closures.
10. Intellectual Property
All content on this website — including text, photographs, design elements, and branding — is the property of Owl Lodges or its licensors and may not be reproduced without permission.
11. Amendments
We reserve the right to amend these terms at any time. The version in effect at the time of your booking will apply. Material changes will be communicated via the website.
